For Garden of the Gods RV Resort: This RV resort was listed in the USA Today’s Top 10 for this area. In hindsight, I should have read more reviews, such as those posted on AllStays. When we pulled into Manitou Springs and the neighborhood didn’t get any better, I knew this 3 night stop wasn’t going to be a favorite, and it definitely wasn’t. The turn into the campground was a bit confusing, as there were a few signs in the same spot. Check-in was fine. The staff were nice enough. The several posted “lock up your bike” signs were a tip-off that security circumstances within the campground likely weren’t much better than those outside of it. Fortunately, we have multiple locks to strongly secure our bikes to our RV, and staying only a few days, we didn’t unpack our outdoor chairs, nor did we leave anything outside while away (ie grill, chairs, etc.). Aside from a certain family repeatedly walking through our site due to laziness (they were not English-speaking, so despite our repeated requests that they please walk around, they walked through every time they thought we weren’t paying attention), there were no real security concerns, other than our own heightened awareness. The location was a bit sketchy, and I’m still baffled as to why this ended up on any top 10 list - my only guess is its proximity to Pikes Peak. Other concerns - very tight driveways/roads to navigate and negotiate a large rig and campsites are practically on top of each other. We will NOT be staying here again. We would research another resort or stay at the Jellystone in Larkspur and drive the extra distance instead. The positives we’re meeting a great couple parked in the motor home next to us and the fact that we spent so much time exploring GOTG and Pikes Peak that we didn’t have to spend much time at the campground.

For Garden of the Gods RV Resort: Grand theft auto attempted! This place is dangerous. On our second night of our three night stay someone tried to steal our jeep at 3:30 AM. While the management was nice and the security guard did come out there is a trailer park next to this RV campground that is extremely rundown and a host of undesirable people are walking through this park day and night.Our jeep alarm went off waking up the entire campground and preventing the theft but the fact that they would attempt this means there are issues. There is no security patrolling late at night after 11 and the place is pitch dark no lights. There’s also no gate in an area that has high crime. Do not stay here unless you have maximum-security around your RV. Dangerous!

For Garden of the Gods RV Resort: Lots of potential, but needs some serious intervention by the ownership group! They own numerous RV Parks, so they know what a good park looks like. It just seems that they haven’t put sufficient funds into this older park. NEGATIVES: 1. 90 degree left turn at office/entrance is not conducive for 45’ Class A’s. Big rigs should line up on the outermost lane of the three entrance lanes, in order to make the sharp left turn into the park. 2. Low power warning on our power management system (106V) Potential for damage to electrical components. General Manager said he couldn’t do anything because everyone was running their A/C’s and this was an old electrical system?? Neighbor had low power that tripped his surge suppressor and shut down power. 3. Many Sites are generally not level. Three neighbors had to move sites because they could not get their RV’s level. 4. Water pressure is very low, so we have to use our water pump for sufficient pressure. 5. No satellite TV connectivity due to so many large trees. 6. WiFi is almost non-existent. It is either so weak that we can’t even see it as an option OR we can log on and the signal is so weak that it fades in and out. 7. They don’t answer their phones, so it’s hard to get an answer or assistance on anything. It’s hit or miss whether they respond to a voicemail. POSITIVES 1. Overall, facilities are clean and decently organized. 2. They were willing to receive mail for us. 3. Location is close to numerous major tourist attractions (Garden of the Gods, Rudy’s BBQ, Manitou Cliff Dwellings, Manitou Springs)

For Garden of the Gods RV Resort: $1700 for three weeks? Are you f***ing kidding me. There are no amenities worth that in my book. Place is a gravel parking lot, that is barely kept up. Keep looking for something else y’all. Better places up Hwy 24.

For Garden of the Gods RV Resort: Absolutely most expensive RV park I’ve ever stayed overnight. Great location, nice entrance/ easy access but not enough to make it worth the price. Gravel sites only, ours was.not level. Their internet was unusable at our site, and their welcome email warned that there’s no refund for poor WiFi, so this must be a frequent request. Okay for overnight, but not recommended.

For Garden of the Gods RV Resort: Park has not been maintained very well in a long time. Sewer smell was awful a lot of our time here. All sites and areas are graveled, even the dog park; no grass for your dog. HOWEVER, there are weeds and grass growing up in the gravel and nothing is done about it. Sites are close. Bathrooms were not cleaned on a regular basis and were GROSS! Water pressure was terrible. This park definitely does NOT qualify as a “resort.”

For Garden of the Gods RV Resort: We stayed here last year and it was ok. This year it has deteriorated in every respect. Only positive is staff are freindly and will work with you to find better site if available. Dirty, crowded, no parking control. Spaces so close together you walk into neighbors site to empty sewer. Water pressure fluctuates between 20-30 psi. They tried to adjust but told me that is the best we can do. This place has potential because of location but seems owners are only intrested in money. No refunds! Over priced not a resort and website is flat out decieving. No AT&T weak signal for verizon. Pot smoke at night and tents in the middle of campground. I am regretting I spent over 900 for a two week stay. Will not return until this place is cleaned up. We camped at Garden of the Gods RV resort in a Motorhome.
