For Beyonder Gateway at Sleepy Hollow: Beware reserving online. Was double billed, 2 nights, post season, back in unlevel site. 30a, water, $70 a night. Tried twice to resolve, she wouldn’t tell me a rate and never sent me any receipt as promised. Pool has been in disrepair several years. Overpriced disappointment.j

For Beyonder Gateway at Sleepy Hollow: Nowhere near as nice as it’s pictures and badly needs to be graded. Building are rundown and/or need updating. Also about 90% of the sites are badly out of level.

For Beyonder Gateway at Sleepy Hollow: Heed the warnings. Seeing mentions of some unlevel sites, I called to specifically request a site that was level for a motorhome/towing, don’t want to unhook. OMG, 4 attempts at levelers, pulled up on ramps, even unhooking tow and moving around, still excess slope warnings. Hooked tow back up and drove on. Office was closed at 3pm, no calls were answered. $45 lesson learned.

For Beyonder Gateway at Sleepy Hollow: The good: Excellent internet, bunnies and ducks by the small lake. It seems like owners are committed to improvements. The not so good: A long walk to the laundry so didn’t use it, lots of full timers in the area we were placed. Our site was level, but others are not. Recommend requesting lake front spot if you want to be in the pull through area.

For Beyonder Gateway at Sleepy Hollow: We stayed two nights. We enjoyed the view of ducks in the morning. Not too far from Amanda Colonies or Iowa City. Close to Interstate, but it was not noisy. I didn’t use their toilet or shower. My husband said it was OK.

For Beyonder Gateway at Sleepy Hollow: We enjoyed our one night stay here on way home. It was convenient to I-80 and yet we didn’t hear any noise from the freeway. Had a nice walk around the pond to stretch our legs after long day of driving. Kids were having fun feeding the ducks and fishing. We would stay here again.

For Beyonder Gateway at Sleepy Hollow: This place was packed. It looked like there were a lot of people that lived there more full time. Pool is clean, lake is more like small pond. Playground was ok. Everything was really close together. Showers were relatively clean but not nearly the best we have seen. WiFi worked.
