For Sun Outdoors Kensington Valley: This park charges as if it were a resort but it is barely adequate as a campground. We are here in the middle of July, 2023, and we are paying $68/night for the RV site plus $10/night for a “resort fee”. The problem is there are zero resort amenities and the site is worth maybe $30-$35 at most. We travel a lot with our RV (4-5 months a year, all over the US and Canada) and I’ve never written a bad review before. Outside the out of line price, I’d like to mention the roads. Most other reviews mention them and they’re not exaggerating. There are two separate roads to talk about. The 1 mile dirt road into the park is a county road. The roads inside the park are owned by the park. You can quite literally break your vehicle on either of these roads! The county road leading to the park is horrible. That is not the park’s responsibility to fix but the condition of the road is not outside of their control. We lived in the area for 20 years off another dirt road and when we’d complain to the county about the condition of the road the county was responsive. The roads inside the park should be maintained by the park but are soooo not! There is a County park near Belleville. It’s clean, safe, quiet, paved approach roads and half the price.

For Sun Outdoors Kensington Valley: Not like the pictures. Dirt road everywhere , not gravel. My site wasn’t flat enough to use levelers. Sewer pipe was 10” in the air without threads for 90 deg. Needed 20’ of hose. The sewage wouldn’t flow because the sewer pipe was uphill. Voltage at the post was 103VAC. Very tired park. Families use it as a seasonal outdoor living room with their s..t spread out. We tried to move to a new site but even though sites were empty , they were “full”. We full time and see 50+ campgrounds a year. This is in my bottom 5.

For Sun Outdoors Kensington Valley: The dirt road gets really bad before they grade it. The entrance was nearly impassable without the camper, and awful with. If you're trying to road warrior your job, this is not the place unless you have your own hotspot. Their wifi didn't reach our camper, and the over-the-air TV channels were shaky. As of June 30, 2021, they are still following covid protocols, except for masking up, which seems weird. One of the general stores is closed, and the one left open closes early. This campground is mostly seasonal and permanent residents. Creates a weird vibe for "us transients," but certainly a safe, clean, functional place to stop.

For Sun Outdoors Kensington Valley: Haas Lake is located approximately 1 mile down a dirt road, which can be an annoyance when the roads are wet.

Area is semi-rural yet within 20 minute drive to major cities and only 5 minutes away from most convinces (gas station, grocers, etc.)

Sites range from VERY nice lakefront spacious, to cramped and uneven... none are paved.

Facilities are average, and are generally clean.
