For Three Oaks and Pine RV Park: We recently stayed at Three Oaks and a Pine for three months. The Owners for this place are god awful. The communication was terrible, there are 3 owners, none even live in the state of LA and when you call to book a reservation you are forwarded to one of the owners at random, so you never know which one you were going to get. We called 3 weeks prior to book our stay, paid and were told we're all set. Called 2 days prior to arriving because we were ahead of schedule, and they didnt have our reservation or know anything about it because I talked to a different owner and the first one never completed our reservation like we were told. I specifically asked if they could accommodate us coming in a day earlier especially being a holiday and was told it would not be a problem. We get to the campground and we are sitting at the gate with our camper on the highway. No one gave us the gate code and no one was answering the phone to the campground when we tried calling multiple times. Our camper was half sitting in the Highway for 15 minutes. Luckily a fellow camper already staying there was nice enough to open the gate for us to at least pull in and get out of the road. They couldn't agree on a site for us to be at, they had us slotted for site 10 on our receipt, but there were what appeared to be permanent squatters on site 10. Multiple times Kevin had to come and ask what name the reservation was under because they couldn't keep track of who was staying at what site. We had Kevin who was basically the only onsite staff, call and have them charge our card for the next month. A week later they called me 4 times while I was at work because a different owner processed the payment and this owner was trying to collect a duplicate payment because they don't communicate between the 3 owners (which all 3 quoted me different prices for a monthly rate). And even then they still thought we were on site 10. Kevin was great. He knew what to do and where everything was and how it works there. The campground is fairly small which is fine considering its in the city. What I found most ironic was while booking the reservation (twice) I was asked if our camper was in disrepair or had any damages and they made it sound like they actually cared about what kind of campers they got in there. But when we arrived site 10 (that seemed to have the squatters on it), their underbelly was falling out when we arrived and remained that way for the entire 3 months we were there leaving insulation debris everywhere, they constantly had their trash strewn all around their camper. Also beware, any amount of rain, the entire campground lot floods. The only good I can offer is their half decent attempt at “security”. There is a gate as mentioned, it is fairly well lit at night and there is barbed wire encircling the lot, though the sheet metal fence is plastered with bullet holes and looks like it’s held up with hopes and prayers. This is located on a split highway so you must turn right out of the driveway, but there is a large metal telephone pole tight to the right corner of the driveway and road making this extremely difficult with large rigs. Also, this is located in New Orleans East which is an extremely dangerous area. There are gunshots that are very close to the campground every single night and road laws don't apply, no one stops for red lights, street racing at night etc. Prostitution is also very heavy in the area. There is no law enforcement.

For Three Oaks and Pine RV Park: Several long time/full time rigs with tattered awnings and slide toppers. No other units came in or left during our three night stay. Seedy part of town. The “park” is surrounded by a metal fence complete with barb wire and a gate. Sirens all times of the night and a train switch yard at the rear. Our site backed up to a partially uprooted stump and was beside one of the ragged, junky, fulltimers. There were several empty spots with lots of open space Around them so I’m not quite sure why we’re parked in one of the worst sites. Electric and water were good. Sewer hookup has standing water in it. ATT cell signal is marginal. We took Uber into the city and back and both drivers told us immediately upon entering their vehicle to be very careful in this area where we’re parked. I’m not sure how the place got all the 4 star reviews. Sure fooled me. You’ve been warned.

Lacking sleep

For Three Oaks and Pine RV Park: As I write this, it's 2:00 AM and my motorcoach is literally vibrating like there is an earthquake from the (unmentioned) TRAIN YARD less than 100 feet from my motor coach! I'm not talking a single train TRACK... I'm talking a train YARD with trains going every which direction all night! They weren't doing it during the day when I showed up. I'm a heavy sleeper but there is NO CHANCE I'm sleeping tonight! Even my dog is freaked out! On top of that, the advertised WIFI doesn't work. I gave it two stars because at least it's cheap. The management is nice and helpful. They keep it's clean and it has a fence around it. This is TOTALLY necessary in New Orleans! To be fair, there are several other RV parks along the same road that are also backed up to the same rail yard, so I'm not sure your situation would improve at any of the others. Best place to go would be away from this particular area of town.

For Three Oaks and Pine RV Park: Nice basic campground! We went for one night and it was ok. Felt in security with all the lights in the camping. Not to croudy. Good price compare to the other one.

For Three Oaks and Pine RV Park: Great customer service! Large sites & level! Rode the bus to the French Quarter for less than $5! Gated -felt secure! Would definitely recommend!

For Three Oaks and Pine RV Park: The mgr is extremely helpful and accomdating. Large gravel sites with grass and a picnic table. Full hookups 50 & 30 amp at each site. New Mgr on site keeps the.property clean and mowed. They have restroom and showers for the customers.
Laundry facilities available 24 hrs. $1.50 to wash and $1.00 to dry.
TV room available for guests. The bus is right across the street from the campground if you don't want to drive down to the French quarter.
Secured gate and staffed 24 hrs. Train behind the park can sometimes be heard.
They now have several wifi sites to choose from. We were in site 3 and never had a problem with connectivity.
Lighting around the campground at night is helpful if you have to walk your pets. Felt safe and secure.

For Three Oaks and Pine RV Park: Very helpful manager. Park is basically a gravel parking lot with hookups in a not so great part of town. Our cable didn't work but not sure if the problem was ours or theirs. Very slooooow wifi. Nice clean restroom and shower. Long haired dogs will get infested by burrs from the "lawn". It has potential but isn't there yet.
