For Ranch 380 RV Park: Ok for an overnight or short visit. Flat bare wheat fields with no drainage, trees, and nothing to do. Sites and roads are loose gravel, and the management is totally unrealistic and unpredictable. He states guidelines but makes up rules to suit his need. He has been known to kick or intimidate residents out of the park "without refunds". Instead of coming to the resident, the manager/owner sits in his car and texts remarks. If you search "google reviews" of this park, you will find a very negative collection of reviews, including equally negative off color mgmt remarks.

For Ranch 380 RV Park: This serves the purpose for an overnighter but not a good choice for long term. It’s clean but very ugly and the spaces are very tight. All you can see out your windows are your neighbors walls. The owner lives on property and is a bit of a nazi. Two families that would regularly BBQ were often teased by the owner, ‘how come you never invite me.’ So one afternoon they sent their 13 year old boy over to invite him. He answered the door yelling at the kid to never come knocking on his door again or he’d shoot him in the face. He’s also run off a lady with cancer who was barely getting by, almost gotten in fist fights with residents (women included) watches every car come and go and will text if you’re driving too fast (understandably) or not park in your own driveway properly or have something on your patio that he doesn’t like. His whole family lives there and they’re all scowlers. Not friendly at all. He put in two tornado shelters but they’re right in front of where his family lives so they should be assumed they’re not for anyone but them. I was there for several months until something else opened up. Also the frogs are out of control there (ok fine big deal) but the septic floods when it rains and the back half of the park reeks of sewage. Glad I’m out of there.
