For Summer Breeze USA: We stayed at this park for two nights after Christmas to see some family in Katy. This park was very well maintained, staff was super friendly and accommodating. My grandkids played on the nice outdoor gym/play ground equipment. I didn’t need to use any of the facilities but everything looked very well kept. There were no extra fees, the price quoted was the price paid. I would recommend this park to anyone. If you have children and it’s warm out… arrive early and enjoy the water park; my grandchildren want us to come back this summer so they can enjoy the water park!

For Summer Breeze USA: Wow, one night was enough. Friendly staff. Expensive doe not relate to great. I will admit that the park was clean and had a nice small gym. Sorta goes down hill from there. It was a Resort. No cable, weak weak Tango internet. Had a few four wheelers riding around with the noise that goes with them, had an old dog chained up under an RV across the street all day long. Barked every time someone walked by. Looks like they are expanding their water park in hopes of making it closer to a resort. Still have lots to do to really get to the resort stage.

For Summer Breeze USA: Make Sure You Understand All The Fees Before Making Reservations. Made reservation in March 2022 for a week stay in June the same year. Prices were agreed to and paid in full on the same date. Upon arrival a Resort Amenity Fee of $103 had been added to my bill. Upon my discovery the office person refused to take it off. I paid it under protest and asked for management. He said he would get in touch with them and get back to me. The next day I went to the office with my receipt in hand from my original reservation and was told he could not do anything. Only the owner can do that. I insisted on them getting in touch with the owner. He said he would. The owner called and said they were not going to refund the fee. He would not even listen to my side of the issue and hung up on me. I guess all of those platitude on their web site were just BS. Park Notes: The entrance is gated and locked. The lead in drive to the gate is only 40’ long. My rig is a 40’ motor home towing a Jeep. When I nosed up to the gate the Jeep blocked the street. After 5-10 minutes and a phone call the gate opened. Although the gate is locked there is no perimeter fence and there are ample areas to walk or drive into the park without going through the gate with a normal car or truck. So there is no added security from the gate. The interior roads in the park are 20’ wide cement. Sites ore 12’ wide with an attached patio all being cement. They are long enough for a 40’ and a tow. Longer rigs can park the tow on the patio portion as it is attached to the site and street. There is not enough cement to avoid grass contact with longer rigs when entering and exiting site. Marginal for a Resort designation. The parks runs along interstate 10 with a railroad track in between. If highway noise bothers you, this park is not for you. We could hear the train horn for the crossing just outside the park, but most of the other noise was drowned out by the interstate noise. Four roads fun the length of the park with parking spots between them. They are drag strips in the morning and evening when the long term workers come and go. A modest water park is at the front of the park. It appears to be sized for pre-teen age group with around 10 small to med. slides, water fall, and standard pool. We did not use the water park. A cover basketball court is near the pool with multiple goals at various heights. We did not use the court. Other pre-teen climbing structure were nearby. Park is not very dog friendly. No bags or recepticals in the park. Dog Walk area did have bags and a can but is about the smallest I have seen. Good only for teacup or toy dogs. Which is not consistent with the Resort designation. There was a lot of poop in the park from big dogs. More bags with cans might have helped. Sites were generallly clean but utility connections were scattered about and NOT in a uniform podium with cement drain around the sewer connection. Which is not consistent with the Resort designation. Scattered trash (drink and snuff cans, packaging, etc) was not picked up and was ran over by the mowing crews. Interior facilities were very limited and contained in one long metal building containing a moderately small office with a very small store area in the office (drinks and most forgotten/lost RV items), but a Camping World Store is just a few miles down the road. The laundry and baths are also in the same building. The laundry appeared to have several washers and dryers but very little floor space for people as viewed through the door. I did not go in the bath. There are no group gathering rooms or kitchen facilities. Again less than I would expect from a Resort designation. As it is priced with all the extra fees (lock fee, amenity fee, booking fee, security gate fee) it is definitely priced as a Resort. But I expect much more from a park using that designation and at this total price level. Outside of the water park there is nothing else here but a new clean RV park with a top end price and the nickel and dime-ing to boost the price rubs me the wrong way, especial when it is done after the fact. I really feel let down after buying into all the propaganda presented on their web site about the company and owner’s deep concern for the RV life style, fellow RVer, and his connection to everything from God to the NRA. If they think it is a Resort then put all the fees into the Price and let the market decide and quit trying to trick people. As for me, I can find another place to stay that is just as nice (maybe nicer) and cost less, and are honest and friendly.

For Summer Breeze USA: We stayed here for a month and this RV and water park are awesome. Great owners and staff. Safe and secure. Clean well kept grounds. I highly recommend this RV park!
